不動産投資の感想Thoughts on real estate investment

私は、不動産賃貸の会社を経営しています。一応、会社なので、会社組織なので、税金も払っている。もう、5年も経っている。そうすると、周りの評価も変わってくるようで、会社の登記事項なんかが、インターネットで自分の会社を検索すると出てきます。会社で、色んなことをすると、財務管理が煩雑になるので、個人事業主も登録しています。

初めは、事業を拡大していくつもりでしたが、不動産担当者が仕事ができないのです。初めは、この人に任せようって、お任せしていたけれども、仕事できないので、サッパリ、ことがうまくいかない。

で、不動産会社って、横のつながりも当然ある。不動産会社の営業マンは、ピンキリで、できる人は、ピカピカの車に乗っている。自分の車が営業車になるのが、一般的だからです。

私の担当者は、冴えない車を持っていた。

で、ちょっと、したことがあって、他の営業マンと仕事を共にしたことがある。もう、キリッとしていて、言葉もハキハキしていて、いい話を持ってくる。で、彼は、トントンと、会社を変わり、もう、店長クラスになっている。

私は、初めは、業務拡大しようと、したけれども、パートナーが悪い。

で、もう、その営業マンは、私が不動産屋に行っても、決して顔をださなくなった。

不動産買付を止めたのは、できの悪い営業マンの影響は、大きい。彼は、仕事ができない。

これは、私の取引先の不動産会社の社長の元同僚の不動産会社の社長から、聞いた。

できる営業マンは、転々と会社を変えて、上り詰めていく。

だから、できない営業マンでも、必要な存在なのです。

高級な物件を持っているわけでもないので、しょうがない。不動産会社からは、アパート経営を勧められる。一応、満室である。

しかし、不動産経営は、センスが必要である。

だから、誰でも、できない。

5年も経つと、先生と言われる方にも、お世話になった。

その先生は、問答が好きで、いつも、私と主人に、質問をした。そうすると、主人の答えは、いつも、不合格だった。私の答えは、先生も、びっくりして、「そうやな」って、言って、参考にしているようでした。

だから、私にすべて任せなさい、って、主人に先生は、言い聞かせた。

私は、雑務はしなくなった。主人がしてくれる。私は、一応、社長、である。だから、代わりに主人が行くと、周りは、一応、敬意を持って接するから、優越感が得られる。

私は、そんなこと、どうでも良い。たくさんしたいことがあるので、会社経営の雑務は、全部やってくれるから、助かる。

だから、儲からないブログだけれども、こうやって、投稿する喜びを感じている。

元来、文章を書くのが、好きなのが、この頃、分かった。文章力っていうのは、やはり、遺伝するようです。私の父は、新聞社の政治記者をアルバイトで、やった。とても、政治家から可愛がられたようだった。

私には、弟がいる。公務員である。最近、県の公務員なんだけれども、県の代表者の声明文を書くようになったそうです。だから、弟もそれなりに、文章力がある。

私は、上手いかどうか、試しに、文体を調べるサイトを発見して、診断した。そうしたら、高得点が、いつも出るので、とても嬉しい。

文章が上手いから、良いブログ投稿ができるとは、思わない。けれども、文章を書くのが、好きなので、こんなうだつのあがらない、ブログでも、こうやって続いている。

ブログを運営するのに、かなりお金がかかる。人は、広告があるから、儲かっている、っていうかもしれないけれども、広告収入なんて、ない。8,000円以上じゃないと、もらえない。3年経つけれども、その20分の1しかない。だから、8,000円稼ぐのに、60年かかる。それで、毎年、22,000円とドメイン代ってのがかかる。だから、永遠に赤字のブログなのです。

だから、私は、読者には、アーカイブなんて、取らずに、アクセスして欲しい、のです。これは、私からのお願いです。

話は、戻るけれども、なんでもそうだけど、経営をするのには、手腕ていうのが、必要です。不動産は、うまくいけば、安定した事業です。地味だけど、コツコツと今の事業を続けて行こうと思う。

My agent had a dull car.

So, I've worked with other salesmen a little bit. They're very sharp, they speak clearly, and they bring good stories. So he changed companies and is now a manager.

At first, I tried to expand the business, but my partner was bad.

So that salesman never showed up when I went to the real estate agency.

The reason he stopped buying real estate was mainly because of a bad salesman. He can't do his job.

I heard this from the president of a real estate company who was a former colleague of the president of a real estate company I do business with.

A good salesman changes companies many times and works his way up.

So even a bad salesman is necessary.

It can't be helped, since we don't have any high-end properties. The real estate company recommended that we manage an apartment building. For the time being, it was fully booked.

But managing real estate requires a sense.

So not everyone can do it.

After five years, I was also taken care of by someone who was called a teacher.

The teacher liked to ask questions, and always asked my husband and me questions. Whenever my husband answered that way, he always failed. The teacher was surprised by my answer and said, "That's right," and seemed to take it into consideration.

So the teacher told my husband to leave everything to me.

I don't do chores anymore. My husband does them. I'm the president, after all. So when my husband goes instead, people treat him with respect, and he feels superior.

I don't care about that. I have a lot of things I want to do, so it's helpful that he does all the chores of running a company.

So, even though it's a blog that doesn't make money, I feel happy posting like this.

I realized recently that I've always liked writing. It seems that writing ability is hereditary. My father worked part-time as a political reporter for a newspaper. He seemed to be very loved by politicians.

I have a younger brother. He's a civil servant. Recently, he is a civil servant of the prefecture, and he has started writing statements for the representatives of the prefecture. So, my brother has a good level of writing ability.

I found a website that checks writing style to see if he is good at it, and I took a test. I always get a high score, so I'm very happy.

I don't think that being good at writing means you can post a good blog. However, I like writing, so I've been able to continue this unremarkable blog.

It costs a lot of money to run a blog. People may say that it's profitable because of advertisements, but there is no advertising revenue. You can only get it if you make more than 8,000 yen. It's been three years, but it's only 1/20 of that. So it takes 60 years to earn 8,000 yen. And it costs 22,000 yen every year plus the domain fee. So it's a blog that will always be in the red.

That's why I want readers to access it without taking archives. This is a request from me.

Going back to the main topic, like anything, you need skill to run a business. Real estate is a stable business if it goes well. It's a modest business, but I want to continue working hard on it.
