中古住宅や土地探しについて、色んなことから見てみたいと思います。
まずは、接面道路は不動産価格に影響するので、出来れば公道が良いです。
私道は、道路のメンテナンスを自分のキャッシュでする必要があるからです。
公道は、道路の管理する部署に電話をすれば、色んなメンテナンスが、受けれます。
道路に水たまりが出来たり、落ち葉、雪等、危険な事が生じた場合、道路法に管理者はそれを管理する、事を義務付けています。
道路幅の目安は、4mです。
これは、道路中央から2m後退していなければ建物は建てる事はできないからです。
これを満たさない場合、セットバック、という事を行います。セットバックとは、道路から離れて住宅をたてることです。
道路中央より2m後退した場所に住宅を建てることができます。
路地状敷地といって、細い路地の奥に宅地のある住宅も有ります。旗のようなかたちをしている土地のことです。
このような宅地は、道路に2m以上ついていることが必要です。
又、角地の隅切り、というのも有り、これは、交差点の敷地を三角に切る事によって道路にすることもできます。
行政によりますが、義務あるいは推奨（かならずでもないけれど、すすめること）であったりしますが、これは、行政の工事費の助成金がでる都市もあります。
このように住宅は、道路と深く関係があります。
以前にも触れましたが、行政に関する情報は大切です。
私道をなくすような条例（都市の独自の法律）で区画整理で、再建築のできない所も存在します。
このように、行政を知る事は、大切です。
今、中古住宅が建っているから、大丈夫だとは思わないでください。
法令は、変わりますからこれに違反している住宅も多数存在します。
このような住宅は、新しい住宅にしたくても土台を残して建築する事になります。
これは、再建築不可、という表現で良く言われる物件です。
そして、このような物件は「価値」のないものとして、評価されるので、融資（ローン）は、できないので、現金での購入となります。
