彼らは、足腰が鍛えられて、ディーサービスの車を下まで降りて待ち、そうしてご主人は死んでしまい、奥様だけ4階に住んでいる。

もちろんエレベーターはない。

今、入居していただいている方も初めは、5階って大変だと思ったけれども、意外に快適ですね、って言われる。

風通しも良いし、眺めは最高です。

だから、5階って家賃がお安いし、慣れてくるともう気に入ってくださると、長く住んでくださるなって印象です。

古いので設備は、時々、メンテナンスが必要になる。

不動産投資で、大切なのは人間関係だなって思う。

不動産会社との付き合いもそうだけど、入居者様との関係とか、建築関係のリフォームをするときの人たちとの関係も、非常に重要です。

だから、私は、色んな方に助けてもらいながら、なんとか不動産投資が続いています。

お互いに顔を見れば、笑い、時には、素直に悩み合う、そんな関係です。

ボロ物件をオールフローリングにして、賃貸しています。

普通、フローリングはCFって言われるクッションフロアーですが、私はL45って言われる防音フローリングを導入しました。

だから、予算がなくなるので、ペイントまでできなかった。

不器用な私たちはペイント部分は古いまま、賃貸に出した。

そうしたら、向こうから、ペイントして良いですか？って言われたので、いいよって答えました。

そして、最近、改修工事があり、そこの物件に入ることがありました。もう、ピカピカに綺麗だった。

そのままでも、綺麗だけど、さらに綺麗にペイントされていて、さらに綺麗になっていてびっくりした。

4階の高齢のお婆さんが中を見せてほしいと言われたと、入居者のお母さんから聞いた。

私たちの物件には、設備に、エアコンはない。

だから、自分でエアコンをつけないといけない。

長く住んでくれると思う。 でも６年でお金を貯めて出ていきました。。。

不動産は、人間関係が一番大切です。
