土地の価格は３種類あります。
これから、この事に触れたいと思います。
①実勢価格です。
これは、実際に不動産取引をされている価格です。
②公示価格です。
これは、地価が作為的(わざと行うこと)に高騰(値段が急激に上がること)し
ないように1969年(昭和44年)6月の第61国会において成立した制度、地価
公示法によって価格が、公示するものです。
これは、都市計画区域内で一定数の標準地を選定します。
土地鑑定委員会が、自然的、社会的条件によって、決まります。
偏りがないように基準地を選定します。
そして不動産鑑定士によって査定し、土地鑑定委員会が審査して決定します。
公示されるのは、毎年1月1日現在の価格です。
他の土地と比較出来るように単価面積(平方メートル)の価格とされています。
公示地価は、インターネットで公開されています。
③路線価格です。路線価格とは公道(4m以上)に接している土地の価格を言います。
単位面積(平方メートル)です。
公道の幅が、大きい程評価は高くなります。
道路に1方、2方、3方と多く接している程、高くなります。
国税局の出している価格は、相続時に使う価格です。
これは、国税局でインターネットで公開されています。
市町村の出している価格は、土地の保有に税金をかける時に使う価格です。
これは、全国地価マップでインターネットで公開されています。
今日は、地価の種類について書いてみました。

This is the price that is actually a real estate transaction.
This is because the land price has not been increased artificially (do it
on purpose) (the price has risen sharply) in June 1969 (Showa 44).
It is a public announcement.
This selects a certain number of standard locations within the city

The land appraisal committee is determined by natural and social
conditions.

The appraisal is conducted by a real estate appraiser, and the land
appraisal committee examines and decides.
The published price is as of January 1 every year.
The unit price area (square meter) is set so that it can be compared
with other land.
The official land price is published on the Internet.
③ Route price.
The route price is the price of land in contact with the
public road (4m or more).
Unit area (square meter).
The higher the width of the public road, the higher the evaluation.
The more you touch the road with one, two, or three, the higher it will
be.
Strictly speaking, this route price may be issued by the National Tax route price
Bureau or by the municipality route price
The price provided by the NTA is the price used at the time of
inheritance.
This is published on the Internet at the National Tax Agency.
The price that municipalities give is the price used when taxing land
ownership.
This is published on the Internet on a national land price map.
