私は、会社を開く時に相談した税理士事務所があった。その代表は、本も出しており、証券会社とか、いろんなところでセミナーをしているのである。私は、そこで、裏切られたのです。今でこそ、言えるけど、どこかの段階で、会社は、閉じることしなければならない。つまり、悪徳税理士事務所だったのです。かなり有名人で、私の使っている証券会社で、セミナーもしている。だから、あえて、その税理士事務所で、相談したのである。

けれども、途中解雇された銀行員が、営業員として、使い捨てされる、そんな税理士事務所だった。開業資金を受け取り、開業した挙句に、月11,000円の顧問料を払うように、印紙を貼って、印鑑を押すように、送付されてきたのである。開業も、？と思っていたが、この封書は何も印鑑も押さずに返送した。

この人物の社会的ステータスが、私の疑問点を払拭したのである。

担当者は、もういませんと、税理士事務所は、これを繰り返すばかりである。けれども、違う税理士から、すぐに会社は、清算した方が、良いと言われた。だから、私は、経営が安定したら、会社をいつか、解散するか、その時期を考えていたのです。

この頃、士業は、経営が厳しい、と感じる。だから、無理な営業もあったのでしょう。

会社を清算する時は、税務署に行って、相談しました。そうして、司法書士にこの案件を整理していただいた。この司法書士は、合同庁舎の真ん前で、営業しており、駐車場を持っていない。けれども、この合同庁舎の駐車場を利用してください。っていうほどの、長年の実績と信頼のある、事務所でした。ここで、いろんな手続きをしました。

でも、税務関係は、放置してあり、これを税務署に任せることにしたのです。まあ、初めから、このようになるのは、わかっていたので、いつ、会社を閉じるか、決断することが、私の責務でもあった。そうして、経営が安定したので、今年の９月に会社は、閉じました。

経営している間に、M&Aしませんか？と盛んに電話が来たり、物件売りませんか？って盛んに、今も来る。

一時期、コロナで大変な時に、オーナーチェンジで購入した、入居者が出た。リフォームをして、入居者を募集したけれども、なかなか、難しい時期でした。その時期に、私の家族が、物件を売れと盛んに言われ、売りに出したこともあった。これは、私の本意ではなかった。

そうして、賃貸物件として、自ら、営業して、入居者が決まった。これは、とても、よかった。私は、儲けようと、あまりしない、第一に顧客優先で考える。そうすると、良い顧客に出会え、長く、付き合ってくださるお客様が定着していきます。

不動産は、やはり、差別化して、もっと顧客に寄り添うことをしないと、なかなか、難しい。利回りを良くしようと、リフォームをケチると、入居者もそれなりになる。だから、自分が住みたくなるような物件にする。結局、このことは、信頼にもなるし、長く、お付き合いのできる、良いご縁ができるのです。

利回りばかりを考えては、不動産経営は、成り立たない、のです。でも、マイナスでは、経営は、成り立たないから、ここは、良い業者選定である。結局のところ、人と人の付き合いで、これは、一般的に、人脈と言われる。助け合いながら、相互利益になるように、お付き合い、することが、事業を成功する、極めて、プレーンなことが大事です。

債権者の夫に返還した物件は、私には関係ない。

けれども、不思議なことに、取引先の不動産会社の代表取締役から、わざわざ、お歳暮が、私宛に、届いたので、びっくりしました。いつも、お礼状は、すぐに返信しています。今回のお礼状は、挨拶だけではなく、さまざまなことを書いてみました。私は、正直にかつ真剣にこのお礼状を書いて、送りました。

ここで、また、違った形で、先様のお役に立てるような提案を盛り込んだのです。取引会社の代表取締役の方は、どう思っただろう？、私は、ただの一般人だけれども、この私のお礼状を読んで、くださることを楽しみにしています。

取引先を大事にするということは、お互いに、幸せになる、ことだと感じる。世の中、いろんなことがあるけれども、これを良い方向にするのは、自分自身の行動と、言葉、文章、いろんな要素で、これは変化する。

だから、素直が一番だと思う。そう、私の尊敬する松下幸之助も、素直な心、を大切にしていたことをふと、思い出しました。

These days, I feel that the legal profession is struggling to manage. That's why some of the sales pitches were unreasonable.

When I decided to liquidate the company, I went to the tax office for advice. And I had a judicial scrivener sort out the case. This judicial scrivener operates right in front of the government building and doesn't have a parking lot. However, they have a long history and are so trusted that they ask you to use the parking lot of the building. I went through various procedures here.

But I left the tax-related matters alone and decided to leave them to the tax office. Well, I knew from the beginning that this would happen, so it was my responsibility to decide when to close the company. And so, as the business stabilized, I closed the company in September of this year.

Why not do M&A while you're still in business? I get a lot of calls asking if I want to sell my property, and I still get a lot of calls asking if I want to sell it.

At one point, during the difficult time of COVID-19, I bought a property through an owner change and had a tenant. I renovated it and looked for tenants, but it was a very difficult time. During that time, my family was told a lot to sell the property, so I put it up for sale. This was not what I wanted.

So I sold it as a rental property myself and found a tenant. This was very good. I don't try to make a profit, I think first and foremost about the customer. This way, you can meet good customers and establish long-term relationships with them.

Real estate is difficult unless you differentiate yourself and get closer to your customers. If you skimp on renovations in an attempt to improve your return, you will only get so many tenants. So make a property that you yourself want to live in. In the end, this builds trust and creates good relationships that will allow you to have long-term relationships.

Real estate management cannot be done if you only think about the yield. However, management cannot be done if it is negative, so it is important to select a good company. In the end, it is a relationship between people, which is generally called a network. It is important to have a relationship that is mutually beneficial while helping each other, and to be extremely plain in order to succeed in business.

The property that was returned to the creditor's husband has nothing to do with me.

However, strangely enough, I was surprised when the president of the real estate company I do business with took the trouble to send me a year-end gift. I always reply to thank-you letters immediately. This time, I wrote various things in my thank-you letter, not just a greeting. I wrote and sent this letter honestly and seriously.

Here, I also included a proposal that can be useful to the other party in a different way. I wonder what the president of the company I do business with thought? I am just an ordinary person, but I look forward to him reading this thank-you letter.

I feel that taking care of business partners means making both parties happy. There are many things in the world, but what can change things for the better is our own actions, words, writing, and many other elements.

So I think honesty is the best. Yes, I suddenly remembered that Konosuke Matsushita, whom I respect, also valued an honest heart.
