今回は、一戸建て住宅の狭小敷地、変形敷地に住宅を建てる際に注意しておきたいことをお話ししたいと思います。

先ず、駐車場を優先して敷地を取って建物の配分を決められている印象があります。

これは、あまり良くありません。建物は、定期的メンテナンスをしなければ、傷みが大きくなり、放置すると多大なメンテナンスが必要になります。

その事を考えずに、建てられている住宅が、とても多いです。

建物をメンテナンスするには、足場を組む必要があります。

その足場の幅を考えると最低50cmは、必要です。

ですが、その幅を考えずに建てられている建物が多すぎます。

外壁塗装や屋根のメンテナンス等、とても重要ですが、それさえ、できない住宅が多いのです。

外壁塗装業者からこんな事を聞かれました。「お隣との関係は、良好ですか？」私の場合、足場も十分取れる住宅でしたし、そんな状況でもなかったのですが、業者の話では、「1cmでも」はみ出る事を許されない、住宅があるそうです。

敷地が有ってもそう聞かれるのですから、敷地いっぱいに、建てられた建物のメンテナンスは、出来ないか、もしくはお隣に土地が有れば、のお話しですが、借りるしかありません。

建物が傷むと取り崩して建て直しも考えなくでは、いけない時期も来ます。

私は、敷地いっぱいに建てられた住宅を解体依頼した事もあります。

その際は、敷地いっぱいに建てられた所は、お隣に廃棄物が飛ばないようにシートを張り、重機(大きな機械)は使えず、手で、崩しました。

その料金は、とても高かったです。

ですから、先ずはメンテナンスの事を考えて、建物の配置を決めて、プランを考えていただきたいのです。

住宅を買う時は、メンテナンス費用も考えて無理の無い資金計画での購入をお勧めします。
